Facility managers and occupants of ALL workspace structures deserve the benefits of an acceptable indoor environment and to be safeguarded from harmful levels of contaminants. The key to achieving these objectives in a very wide variety of sizes and types of systems, historically, has been through dilution ventilation. The focus is in the sufficiency of outdoor air volume provided to the breathing zone of the occupants, since most cases of Sick Building Syndrome are tied to insufficient ventilation. This is precisely why most codes and standards use minimum ventilation rates to define what they consider the absolute minimum amount of outdoor air needed for good IAQ. Low and high-rise buildings have different priorities but similar needs for pressurization and ventilation control reliability with minimum energy expenditures. CONFERENCE ROOMS

Based on the Ventilation Rate Procedure in ASHRAE 62.1, conference rooms generally have a higher than normal occupant density and are occupied very intermittently. Because of the mathematical relationship created by the addition of an integrated conference room, ventilation rates generally are increased for all spaces served by the same AHU. An analysis of usage patterns, density and capacity should provide an indication if other alternatives to handle the ventilation load are advantageous. Some creative independent systems and some straight-forward alternatives may be more efficient than just ducting the conference room like another office. When larger conference rooms or complex space designs are identified, designers should evaluate the potential savings available from EBTRON CENSus occupancy counter used in conjunction with EBTRON’s air flow measurement devices for the ultimate Demand Control Ventilation (DCV) system. Conference rooms that currently use DCV with CO2 can have improved ventilation rates and energy savings when EBTRON air flow measuring stations are incorporated into the control strategy.

LOBBIES

Entrance lobbies can incorporate transitional areas from the street or garage levels, elevator interchanges, reception areas and temporary meeting spaces for vendors. The nature of the differences between them brings some challenges in ventilation and pressurization design. Pressurization flow control is needed to stop humidity, heat/cold and moisture before they migrate into the occupied space. A variety of entry portal devices helps, but pressure flow is needed to offset most internal/external sources of pressure to avoid violations of ADA provisions on door opening/closing forces. Elevator traffic and the elevators’ influence on stack pressure flow needs to be considered, as well.
